One of the largest advantages of frame construction technology is the small weight of the finished building. It is for this reason that you can save a considerable amount on the construction of the foundation. This savings are explained by the fact that the foundation for a frame house can be less depth of laying, respectively, there are not so many building materials than for a regular foundation.
What types of foundations are used most often:
Monolithic slab.
As clear from the name itself, this is a monolithic flat support. Since this type of foundation is the most costly used for frame houses, it is used only when it is the only possible option. Such cases include the construction of a building on the ground where the soil is weak and heterogeneous or characterized by an abundance of groundwater.
Columnar.
This type of foundation is suitable for light one -story houses that are erected on areas with heaving, clay, mountain, rocky or deep -freeing soil. It is very profitable to build a columnar foundation for a frame house in terms of cash costs, since due to the simplicity of their design, the duration of work is significantly reduced.
Despite all its advantages, this type of foundation has certain shortcomings:
– It is impossible to build a basement and basement;
– It is necessary to carry out additional work in order to increase the stability of the building to overturning;
– Such a foundation is not suitable for multi -storey frame buildings.
Pile.
Many experts believe that this option is optimal for a frame house. It is worth noting immediately that a specialized technique will be required to build such a foundation, which, of course, increases the cost of the foundation. However, such qualities as the reliability and stability of the pile foundation more than compensate for this drawback. Such a foundation can be erected on a site with “problematic” soil and even where soil waters are present.
Another indisputable advantage of the pile foundation is the high speed of its construction. In addition, unlike the columnar foundation, there is no need to conduct any additional engineering measures.
Ribbon.
The construction of such a foundation is quite costly, but sometimes it has to be applied. We are talking about cases when it is necessary to build a basement or base, and also when the load on the foundation is too large. In such situations, a strip foundation is erected with a low depth of laying.
